I am not a real estate agent and decided to sell a rental property myself. I just closed and it worked great. Realizing this approach is not for everyone and many real estate companies don't like it (no hate mail please), I wanted to tell you how I did it. I selected an internet company called NetOffer out of Richardson, TX. It is run by a Realtor named Lee Thurburn. I paid a flat fee of $300. He put my listing on MLS, provided a sign, and consulted on issues I needed clarification on. He was great and always there—weekends and evenings even. I highly recommend Lee's group. netoffer.com. I also found by chance a woman who “stages” houses—never even knew there was such a person. Carol Schoeneck gave me many suggestions to make the house ready to sell. divinedecorbycarol.com. And then came and furnished/decorated it to show. Neither of these people ask me to send this and I am not getting anything for this recommendation—except to help other people that want to sell their property themselves.

In 2004, I paid almost $20,000 in real estate commissions. The realtor held the house open a few times, but the buyer found our home on MLS and requested a showing by her agent. Her agent had not even seen the listing. In the internet age, the need for a full service agent is unnecessary for those of us who are willing to do the legwork ourselves. Fortunately, I thing any effort by the real estate lobby to set a fixed commission would be interpreted as price fixing by the courts.

Even though we are not currently active on the market, I wanted to let you know that we appreciate the service you provide. Thank you very much for your service. My wife and I were just about at our wits end trying to sell our house. I only regret not finding you sooner. Our house sat empty and unsold for five months before you helped us. After we found your service, less than one month passed before it was sold.

Most of the five months we waited for our house to sell was under the "care" of real estate agents. We had to end our relationships with them because they were unprofessional and lazy. One of them told us she didn?t want to show our house because it was unmarketable (we committed the inexcusable crime of painting the interior something other than ?realtor beige?). After we started using your service, she apparently reversed her opinion and actually showed it to one of her buyers!

I don?t know the specifics about what realtors do to earn their 6% from the sale of a home, but now I don?t want to. We would have paid them about $6000, but instead we paid you less than three hundred, and we sold the home in much less time.
